Rzeszów’s Baranówka district is a typical housing estate of the prefab-panel era — built quickly and at scale from precast components, following the repetitive patterns of those decades. The building proposed on Broniewskiego Street reaches for the same technology, but with the opposite intention. Prefabrication, once a byword for uniformity and low cost, becomes a tool of individual, sculptural expression.
The cascading volume moves fluidly between the varied scale of the neighbouring buildings and a high point set on the site of a former television tower. The prefabricated façade gives the building an individual character this part of the city has not known before.
Prefabricated Sculpture
The façade is built from a single system of precast concrete components. The rounded loggias, vertical pilasters and broad capitals of the ground-floor columns are variations on the same set of elements, produced under controlled conditions and assembled on site. Repetition, which in housing-estate architecture usually leads to monotony, works here in reverse — from a limited vocabulary of forms emerges a plastic, undulating surface that shifts with the movement of the sun and the angle of view.
The Cascade
The volume steps down from nine storeys at its highest point to four on the side facing the lower neighbouring buildings. This change in height is not merely a nod to the surrounding buildings — each setback creates a terrace accessible from the apartments and allows sunlight to reach the neighbouring buildings. The roof, normally left unused, becomes a sequence of outdoor terraces with planting and open views, distributed evenly across the whole volume.
The Arcade
Along Broniewskiego Street, the building opens with a row of arcades framed by semicircular arches. The covered walkway shelters passers-by, accommodates the retail units and extends the pedestrian zone along the street. In front of the entrances, an open, unfenced square with landscaped greenery is designed as a shared space for residents and visitors alike.
